73% OF THE UNITS IN NEFIS ÇANKAYA EVLERI HAVE BEEN DELIVERED TO OWNERS WITHIN 5 MONTHS
Problems of slow sales seen at the housing projects built one after another are eliminated through the correctly set strategies.
Linking the owners with the nature in the very middle of Ankara, Nefis Çankaya Evleri is one of the projects with a successful sales graphics owing to the correct plan implemented.
Having reflected a sales and marketing experience of 20 years of CEF Consultancy on the Nefis Çankaya Evleri project realized by YP Construction, founding partner Evren Acar recorded that the wrong sales strategy adopted creates difficulties for companies.
Expressing that the tough competition within the construction sector forced a change in sales, Acar reported as follows; “Before there was a concept of ‘build-and-sell’. Contractors used to complete the buildings, and the customers used to buy them once they were nearly or fully completed. Later on, while the situation turned into one of ‘sell-and-build’, as a result of tough competition conditions, marketing strategies came forward upon the need to show an existence to the customers. Buyers began to make their decisions through considering many criteria. According to my observations those who weren’t able to implement correct plans are unfortunately not able to survive easily through these circumstances. It is monitored that many projects in Ankara can’t succeed above a sales rate of 50% although they are close for delivery. While prolonged sales times and marketing strategy defaults seriously increase the costs during the sales process of completed houses, they also shadow the success of the project. Customers, accordingly, abstain from projects with low sales figures. Just as it is with the case of waiting a queue outside for another one instead of going for a restaurant with empty tables.”
Targets should be set for long terms
Highlighting that marketing should be planned in accordance with longer terms for real estate projects, Acar declared as follows;
“Accurate project planning, adopting a client-focused perception and a reliable price strategy are important for successful achievements in sales and marketing plans. While the period between the launch and delivery of a project varies between 24-36 months, it is necessary to set the goals according to this long-run. 73% of delivery success was achieved for Nefis Çankaya Evleri within the first 5 months owing to that sales and marketing processes were planned in detail.
