The contract related to “Revenue Sharing in return of 953 Plots of Land Sales at Çankaya Çayyolu sector, Ankara” which was awarded by Emlak Konut Real Estate Investment Company on August 6th, 2015, had been concluded on October 8th, 2015 upon a revenue share payment of 180.000.000-TL (and %33 profit share)out of a total price 545.454.545,00-TL.
Over the construction plot there exists two groups of housing of which an upper block and a lower block. Within the upper block group there are; 1 unit of 19-story high-rise (A1) block with 2 basements+ground+16 stories, 4 units of 5-to-7-story base blocks (B1, B2, B3 and B4) settled on a slope with 2 basements+ground+2-to-5 stories, and a double-story garage block located at the central atrium, whereas there are the following units within the lower block group; 2 units of 21-story high-rise (A2 and A3) blocks with 4 basements+ground+16 stories, 4 units of 6-to-12-story base blocks (B5, B6, B7 and B8) settled on a slope with 4 basements+ground+2-to-7 stories, a 2-to-4-story garage block integrated with other blocks, and garage access ramps. The social facilities block was planned to be independent of 2 block groups, but so as to be linked and integrated with them. An approximate number of 10 shops (commerce area) were planned before the lower block group, faced at the road to the front, located gradually and conforming to the land inclination.
In general, the housing project possesses a total marketable gross area of 74.000 m2 in housing terms, a total marketable gross area of 2.000 m2 in commercial area terms, and a total construction area of 110.000 m2.
Inside the upper and lower block groups there shall be present around 420 units of apartments in 1+1, 2+1, 3+1, 4+1 and 5+1 forms, and 10 units of shops with various dimensions.
According to the commitments given in the contract 1 unit of primary school with 24 classrooms, 1 unit of family health center and 1 mosque will be designed and constructed in parallel with the housing project.
Following signing of the contract and land delivery, necessary studies were conducted to surround the construction site with fences in order to fulfill our commitments borne by the contract as well as to maintain the common security of the field. Construction site identification board was produced and mounted in response to administration’s request. Field drilling and surveys have initialized consequent to an agreement for ground audits (block based) concluded with JEOZEMIN company (for geological, geotechnical and geophysical surveys), which would help with static project calculations. A consultancy service is received from the Groundworks staff of Yüksel Proje for the necessary control on the activity conducted by subcontractor.
